What are home measurement services?

Measurement services are just what they sound like: Based on your needs, an appraiser will measure your property's dimensions and area, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a form that can be used to prove the accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are helpful and sometimes essential when challenging property taxes or selling a property.

How do floorplan services work?

During a home measurement or floorplan service, an appraiser measures the home or property with a measuring tool — generally a tape or laser measuring device. As they tour the house, they make note of the layout of the rooms and other features, like closets, patios, and pantries. They might sketch out the property. Then, the appraiser creates a report and a more detailed floorplan showing the total area of the home and the overall layout. The finished report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When is a measurement or floorplan service necessary?

Challenging property taxes

Property tax records often reflect the wrong square footage because the values can come from various sources, and sometimes go unverified — which means you may be taxed for more square footage than you own! Unless an appraiser has completed a recent evaluation or measurement service on your property (after any remodeling that might have affected square footage), you'll need an appraiser to perform a measurement service before attempting to dispute your taxes. An appraiser will determine an accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop overpaying.

Putting your property on the market

A measurement service can secure a fair price for your house. Square footage is one of the biggest factors potential buyers look for when purchasing a home — but since these values are often approximated rather than accurately measured, your listing may show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only reduces the selling price of your home, but possibly even the number of interested buyers. The only sure method of using a definitive GLA when listing your home is to reference a previous appraisal or home measurement service completed by an appraiser (after any updating that might have affected square footage).

For agents

To ensure that your client's property closes at a price that properly reflects market value, we suggest requesting a floorplan service for the property. Clients, and especially potential buyers, will appreciate your scrupulousness, and you can rest assured knowing the GLA on your client's listing is a true representation of their home. A floorplan can also be a wonderful marketing tactic to attract potential buyers since they can review the layout and features of the house before and after touring.
